1. Before the start of the promotion:

  1. Legal Analysis: We will verify that all the documentation of the property is in order that there are no procedures to complete to avoid setbacks that complicate the sale.

  2. Tax analysis: We will verify the tax effect derived from the sale operation and inform you of the approximate amount to pay for the I.S.R. concept, even if you are able to exempt said tax.

  3. Commercial analysis: We will carry out a study of commercial value based on the Law of Supply and Demand to determine with all precision the optimal price for the sale or rental of the property.

 

2. Promotion stage: The BARRATOWN REAL ESTATE system has a great image to attract the majority of potential clients, some means of promotion are:

 

a) At the local level:

-Placement of BARRATOWN REAL ESTATE sign for sale or rent

-Marking of the area

-Letters and brochures addressed to specific sectors

4. Follow-up of negotiations: You will have all our effort and professional capacity to obtain from the client the best written purchase proposal.

 

5. Closing of Operation: once the purchase proposal is accepted and all the details of the operation have been negotiated, we will draw up the respective purchase and sale promise contract.

 

6. Notarial supervision: We coordinate and follow up on the notarial process, speeding up the necessary steps for the deed of the corresponding sale.

 

7. Validity of Services: Our contract to provide services is valid for three months, six months or one year, during which time our BARRATOWN REAL ESTATE office will exclusively promote the property, in order to guarantee a professional service.

 

8. Expenses: All promotional and advertising expenses will be covered by our office during the term of the contract for the exclusive provision of services, except in special cases. The client must pay the expenses arising from the sending of the sale contract between the seller and the buyer or the lease contract between the lessor and the tenant, when the client is not within the state of Jalisco, which will be carried out by a professional delivering the corresponding receipts to the client.

 

9. Fees: The fees that our BARRATOWN REAL ESTATE office will accrue for the professional services rendered will be the equivalent of 6% (six percent) plus VAT, calculated on the final price at which the sale and purchase transaction is closed.
